To prepare Bermuda’s new 2026 Valuation List, the Department of Land Valuation needs property details from all property owners. This information is required by law under the Land Valuation and Tax Act 1967 and ensures accurate annual rental values for land tax purposes.
Revaluation return forms must be completed online by 28 February 2026.

COMPLETING YOUR RENT RETURN FORM ONLINE
For the first time, revaluation return forms must be completed electronically. No forms will be mailed out, except for a few specialist commercial and tourist properties:

cycle liveries
-
gas stations
-
hotel shops
-
all tourist units.
These properties will receive hard copy forms by mail, as they cannot complete the process online.
It is best to complete the online form on a PC, laptop, or tablet for ease of use, but it can also be done on a smartphone. If you need assistance, contact the Land Valuation Department at 297-7964.

All information you provide will be kept strictly confidential and used only for the revaluation process. It will not be shared with any other Government departments. Please note that your contact details may be used by the Land Valuation Department for future correspondence.
For security purposes, the online system records IP addresses as part of your digital signature when you submit the form.
BACKGROUND INFORMATION:
Under the Land Valuation and Tax Act 1967, Bermuda’s property valuation system requires a new Valuation List every five years to reflect changes in rental levels. The last full revaluation was completed in 2015, and the 2020 cycle was cancelled due to the COVID-19 pandemic. As a result, the 2015 Valuation List has remained in effect for 11 years. The next Valuation List will be published on 31 December 2026 and will take effect for land tax purposes on 1 January 2027, based on rental values as of 1 July 2025.
To prepare this updated list, property owners must provide accurate information about their properties. This data is essential to ensure fair and transparent land tax assessments and supports the modernization of Bermuda’s valuation process through a secure, efficient, and fully digital system.
OFFENCES
Failure to complete the online form, or submitting false information, is an offence under the Act and is punishable by a fine and/or imprisonment.
In accordance with Section 7 (3) and Section 7 (5) of the Land Valuation and Tax Act 1967, it is an offence to:

Not return the form within the 21 days of service. Failure to do so could result in a fine of $1,000.

Make any false statements on the form. This could result in imprisonment for 3 months or a fine of $5,000, or both.
Any person who fails to complete the form within the prescribed period or knowingly withholds information shall not be able to produce that information in any objection to the Draft or Confirmed Valuation List(s) per Section 7 (2)(a) of the Land Valuation and Tax Act 1967.
